Real estate advisory, Abu Dhabi

Know exactly what you are buying before you sign.

EvoNexter runs due diligence on land and property, and advises owners, investors and developers on what a site can legally and commercially become.

  • Title and ownership confirmed
  • Zoning permits intended use
  • Road access on frontage
  • Easement reduces buildable area

Most problems in a real estate deal are on paper long before they are on site: a zoning restriction, a missing approval, an obligation passed on from the master developer. We find them while you can still negotiate or walk away.

How a review works

A typical land or acquisition review takes one to three weeks, depending on the asset and how quickly documents are available.

  1. Scope

We agree on the asset, your intended use, the decision you need to make and the deadline.

  2. Documents and registers

We collect and check title, plans, approvals and contracts against official records.

  3. Site and authorities

We visit the site and confirm requirements with the relevant authorities and master developer.

  4. Findings report

You receive a report rating each issue by severity, with the evidence behind it.

  5. Decision support

We walk you through the findings and support negotiation, conditions or next steps.

About EvoNexter

EvoNexter was founded on a simple view: the people best placed to check a real estate deal are the people who know how the system behind it works.

Our founder, Moath Maqbol, has spent his career inside Abu Dhabi's real estate sector. He has worked on the government platforms that register and regulate property, led government relations for major developers, and run a real estate services and PropTech business.

That experience shapes how we work. We know which records to check, which approvals tend to be missing, and how authorities and master developers read a file. We bring in legal, technical and valuation partners when a deal needs them, and we tell you plainly what we find.
